How to Spot Roof Problems Before They Become Expensive

Most roof problems don't appear overnight. They develop slowly — a cracked tile here, a blocked gutter there — until one wet winter makes the damage impossible to ignore. Catching the early signs saves you money and avoids the disruption of major repair work inside your home.

Brandon's climate doesn't do roofs any favours. The Breckland area sits in one of the driest parts of England on average, but when the wind picks up and rain arrives sideways, even a small weakness in a roof covering gets exploited fast. Here are seven warning signs worth acting on promptly.

1. Missing, Cracked or Slipped Tiles

Concrete and clay plain tiles are common on the semi-detached and terraced properties you'll find across Brandon, and they're generally reliable — until freeze-thaw cycles crack them or storm winds shift them out of position. A single missing tile leaves the felt and batten beneath exposed to driving rain.

Walk around your property after any significant storm and look up at the roof slope. If tiles are visibly absent or sitting at an angle, arrange a roof repair sooner rather than later. Leaving the gap open risks saturating the insulation and ceiling below.

2. Damp Patches or Staining on Interior Ceilings

Brown or yellowish staining on a bedroom or loft ceiling is a strong indicator that water is getting in through the roof covering, flashing or a failed seal around a chimney or vent. The stain often appears some distance from the actual entry point because water tracks along rafters and joists before dripping through.

Don't assume the problem will dry out on its own. Once timbers become regularly damp, rot sets in and repair costs rise sharply. A prompt inspection usually identifies the source within minutes.

3. Blocked or Leaking Gutters

Gutters clogged with leaves, moss and debris from nearby trees cause water to back up under the roof edge, saturating fascia boards and the roof structure behind them. This is a widespread issue on older properties in Brandon and the surrounding villages — particularly where mature trees overhang rooflines.

Overflowing gutters are easy to spot during heavy rain: water cascading down the wall rather than flowing to the downpipe. Cracked or sagging guttering should be addressed before it causes damage to brickwork and window frames. Our fascias, soffits and guttering service covers full replacements as well as repairs and clearing.

4. Moss, Lichen and Algae Growth

A green or dark covering on roof tiles is more than cosmetic. Moss retains moisture against the tile surface, accelerating freeze-thaw breakdown and gradually lifting tiles from their position. Lichen growth penetrates the tile surface more deeply and is harder to remove without specialist treatment.

Light moss growth can be treated and brushed off safely, but a heavy covering usually means the tiles themselves are deteriorating and may need replacement. The National Federation of Roofing Contractors advises against high-pressure washing, which can strip the surface from tiles and void manufacturer guidance.

5. Problems Around Flashings, Chimneys and Lead Work

The junction between a roof slope and a chimney stack, dormer wall or roof window is sealed with flashing — typically lead on older Brandon properties. Lead is long-lasting but it does crack, lift at the edges or pull away from the mortar joint over time, especially where pointing has been neglected.

Cracked pointing around a chimney stack is one of the most common sources of persistent roof leaks. If your chimney stack looks worn or the mortar is crumbling, our chimney rebuilds team can assess whether repointing or a full rebuild is the right course of action. For lead flashing specifically, our lead work service covers repairs and full replacements to traditional standards.

6. Sagging or Uneven Roof Lines

A roof that looks wavy or dips in the middle is signalling structural trouble. This usually points to rotten or damaged rafters, failed ridge boards or, in older properties, movement in the supporting walls. Prolonged damp accelerates timber decay considerably.

A sagging roofline is not a cosmetic issue. If you notice an uneven profile where there was none before, arrange a survey without delay. In the most serious cases, a full roof replacement combined with structural repairs will be required.

7. Granule Loss from Felt or Flat Roof Surfaces

Properties in Brandon with flat roofing — particularly on rear extensions and outbuildings — are vulnerable to surface breakdown over time. On mineral-surfaced felt, granule loss exposes the underlying layer to UV damage and accelerates cracking. Blistering, pooling water and visible splits are all signs a flat roof is nearing the end of its serviceable life.

Flat roof materials vary widely in lifespan. Traditional felt typically lasts 10–15 years; modern GRP (fibreglass) or EPDM systems significantly longer. If your flat roof is showing wear, our flat roofing team can advise on the most cost-effective option for your property and budget.
