Spotted a damp patch on your ceiling or a tile out of place? Brandon Roofers carries out roof repairs for homeowners in Swaffham and the surrounding villages before small problems become expensive ones.
A single slipped tile or a crack in a ridge cap looks minor from the ground. Within a few months of rain getting in, the timber beneath can start to rot, insulation becomes waterlogged and plasterboard ceilings sag. The repair bill for the roof itself stays small; the bill for everything the water damages inside rarely does. Catching a fault early is almost always the sensible financial decision.
We carry out repairs to all types of pitched roofs serving Swaffham and nearby places including Mundford, Methwold, Feltwell, Hockwold cum Wilton, Ickburgh and Weeting. Whether it is a single cracked slate or a chimney that has been letting water in for years, the approach is the same: find the real source, fix it properly and tell you what we found.
Most roof faults give you signals well before they become emergencies. The difficulty is knowing which signals are urgent and which can wait a week or two. Below are the ones that matter most.
Understanding what causes a fault helps you judge how urgent it is. Roof problems almost always come down to one of four causes: age and material fatigue, physical damage from wind or impact, failed joints and fixings, or water getting into a gap that was never properly sealed in the first place.
Age and material fatigue. Concrete tiles typically last 40 to 60 years, natural slate longer still. But the fixings, mortar and lead that hold everything together do not always last as long. Mortar on ridge and hip tiles becomes brittle after 20 to 30 years. Lead flashings can last 50 years or more when correctly installed, but badly fitted lead - too short, no clips, no allowance for thermal movement - can fail within a decade. If a roof is past 25 years old and has never been inspected, some deterioration is almost certain.
Wind damage. A strong wind does not have to be a formal storm event to damage a roof. Sustained gusts can work ridge tiles loose over time, and any tile that was not properly nailed can be lifted and displaced. After any prolonged period of high winds, it is worth checking for slipped tiles from ground level with binoculars.
Failed flashings. Flashings are the lead or mortar strips that seal the joint between the roof and a vertical surface - a chimney, a wall or a dormer. They are under constant movement stress as the materials around them expand and contract with temperature. Once a flashing starts to lift or crack, water finds the gap immediately, and the damage is usually hidden inside the structure where you cannot see it.
Valleys and gutters. A valley - the internal angle where two roof slopes meet - carries a large volume of water in heavy rain. Valleys lined with lead or a specialist valley tray work well when clear; when they fill with debris, water backs up under the tiles on either side. Clearing a blocked valley is straightforward; replacing the soaked and rotten timber beneath one that has been blocked for years is not.
Pitched roof repairs cover everything from a single broken slate on a Victorian terrace to a full re-bed and re-point of a long ridge section. We work with concrete tiles, clay tiles and natural slate. When a tile or slate is replaced, the match matters - a tile of a different thickness or profile creates a gap that can let in wind-driven rain. We source matching replacements wherever possible before carrying out the repair.
For slate roofs, a common repair is a slipped slate held back with a clip after the nail that fixed it has corroded through. This is a straightforward fix but only if caught before the slate has been blown off entirely and broken on the ground below.
Chimney stacks are one of the most frequent sources of roof leaks. The stack projects above the roof, takes weather on all four sides and is subject to the movement of the house below it. Flashing failures, cracked pointing, spalling brickwork and loose chimney pots all allow water in. We carry out lead flashing repairs, re-pointing and cap work on chimney stacks. Where a chimney is no longer in use, capping it properly stops rain entering the flue and the damp problems that follow.
Garages and extensions with flat roofs are often covered in traditional felt or EPDM rubber membrane. Felt roofs have a typical lifespan of 10 to 15 years before the surface starts to crack and blister. EPDM is more durable and can last considerably longer when properly installed. Common flat roof problems include splits along seams, pooling water where the fall is insufficient, and felt that has lifted at the edges. A repair is often possible on felt roofs that are not yet at end of life; where the felt has deteriorated across the whole surface, a full replacement is the more economical option long-term.
After we inspect a roof, we provide a written report of what we found. This tells you exactly what the problem is, what caused it and what the options are. You are not left guessing. If the repair is straightforward, we tell you that. If there is more going on than a quick fix will solve, we tell you that too. We serve Swaffham and the surrounding area.
If you have noticed any of the warning signs above, call us to arrange a roof survey rather than waiting to see if it gets worse. Leaving a known fault over winter almost always makes it worse.
