What a Flat Roof Actually Has to Do

A flat roof is not truly flat. It sits at a very slight pitch, usually between 1 and 5 degrees, to encourage rainwater to drain away rather than pond. When it works correctly, you never think about it. When it starts to fail, the problems tend to arrive indoors before you spot anything obvious from outside.

At Brandon Roofers we install and repair flat roofs for homeowners in Swaffham and the surrounding area. The two systems we use are EPDM rubber and modern felt. Both outperform the traditional mineral felt that was standard on British homes for decades, which had a typical lifespan of around 10 to 15 years before cracking and splitting became unavoidable.

Warning Signs You Should Not Ignore

Most flat roof problems give you clear signals before they cause serious damage. The difficulty is knowing what each sign means and how urgent it actually is. Below are the most common ones and what is usually behind them.

  • Damp patches on internal ceilings or walls. Water is getting in somewhere. On a flat roof this is almost always a failed joint, a cracked membrane, or a poorly sealed edge. The leak point on the roof surface is often not directly above the damp patch, because water tracks along joists before dripping through.
  • Blistering or bubbling on the roof surface. This happens when moisture gets trapped beneath the membrane and expands in warm weather. Blisters are not always an immediate emergency, but they weaken the membrane and will eventually crack open. Caused most often by poor installation or inadequate ventilation of the roof deck.
  • Visible cracks or splits in the surface. Traditional felt becomes brittle as it ages. Frost accelerates this process considerably - water gets into a hairline crack, freezes, and forces the crack wider. Once a felt roof starts cracking in multiple places, patching is rarely a long-term answer.
  • Pooling or ponding water. Some temporary pooling after heavy rain is normal, but water that sits for 48 hours or more suggests the roof's fall has been lost - often because the deck beneath has deflected or rotted, or because the drainage outlet is blocked. Standing water adds significant weight and accelerates membrane deterioration.
  • Lifted or open edges and flashings. The edge detail is where flat roofs fail most often. Lead or aluminium flashings that have pulled away from the wall, or membrane edges that have lifted, let wind-driven rain straight in. This is a particularly common problem on extensions where the flashing meets a house wall.
  • Mould or a persistent musty smell in a room below. Not always traced back to a roof leak immediately, but worth investigating. Slow, intermittent leaks often dry between rain events and are missed for months, by which time the roof deck or insulation beneath may be saturated.

Why Flat Roofs Fail Early

Poor installation is the single biggest reason a flat roof does not last as long as it should. The materials themselves - whether modern felt, EPDM rubber or anything else - are only as good as the workmanship behind them. There are several specific areas where corners are cut.

Falls and drainage. If the roof is not laid with the correct fall toward the outlet, water will always pool somewhere. This is a design and installation issue, not something that develops over time. A good roofer checks the fall before laying a single sheet of membrane.

Detailing at edges, upstands and penetrations. Anywhere the membrane has to change direction or meet another material - a wall, a parapet, a pipe or a skylight - the detail has to be done correctly. These junctions are where most leaks originate. Rushing the detailing, or using the wrong products at these points, leads to failure within a few years.

Deck condition. A new membrane laid over a damp, soft or uneven deck will fail early regardless of its quality. Before any flat roofing job starts, the existing deck should be checked thoroughly. Rotten or deflecting boards must be replaced. Skipping this step is one of the most common shortcuts taken on poorly priced jobs.

Ventilation. Without adequate ventilation beneath a warm or cold roof build-up, condensation accumulates and the deck rots from underneath. This is invisible until the roof is stripped, which is why a thorough survey before starting matters.

When to Repair and When to Replace

A localised repair - patching a split, re-sealing a flashing, clearing a blocked outlet - makes sense when the roof membrane is generally in sound condition and the problem is isolated. A repair on a roof that is already brittle, cracked in several places, or has a sodden deck beneath it will not hold for long.

As a rough guide, if a traditional felt flat roof is more than 15 years old and has started leaking in more than one place, replacement with a modern system is almost always better value than repeated patching. EPDM rubber membranes, fitted correctly, can last 30 years or more. Modern torch-on felt systems typically last 20 years when installed well.

What a Good Flat Roofing Job Involves

Whether it is a new installation or a full replacement, the process should follow a clear sequence. The existing covering is stripped back to the deck. The deck is inspected and any damaged sections are replaced. Falls are checked and adjusted if needed. The new membrane is then fitted with proper edge details, upstand treatments and outlet work. At every junction, the right products for that system should be used - not a generic sealant.

Ask any roofer you are considering what they do at the edges and upstands, how they check the fall, and what they do if they find rotten decking. The answers will tell you a great deal about the quality of work you can expect.

Flat Roof Costs in the Swaffham Area

Flat roof replacement costs vary depending on the system chosen, the size of the roof, and the condition of the existing deck. As a general guide, EPDM rubber systems typically cost between £70 and £100 per square metre installed. Modern torch-on felt systems are usually slightly lower, in the region of £50 to £80 per square metre. These are typical current UK figures and will vary with the specifics of each job.

A small garage or outbuilding roof of around 15 to 20 square metres might cost £900 to £2,000 depending on the system and any deck repairs needed. A larger flat-roofed extension could run to £3,000 or more. Always get a price that includes a deck inspection and specifies what happens if rotten boards are found.
