Commercial Roofing Work Around Swaffham

Brandon Roofers works on commercial properties in and around Swaffham, travelling out from our base in Brandon to take on projects that require the right equipment, the right materials, and safe working at height. Whether you manage a warehouse, run a retail unit, or own an office building, keeping the roof in serviceable condition is one of the most important maintenance decisions you will make.

Commercial roofs fail quietly at first. By the time a leak shows up inside the building, water has usually been sitting somewhere in the build-up for weeks or months. Spotting the early signs and understanding what causes them saves you from a far more expensive replacement later on.

Warning Signs You Should Not Ignore

The following are the most reliable early indicators that a commercial roof needs attention. None of them should be dismissed as minor, because each one points to an underlying problem that will worsen through rain, frost, and wind.

  • Pooling water on a flat roof. Flat roofs are designed to shed water towards drainage outlets. If water sits in shallow pools for more than 48 hours after rain, the roof has either lost its falls, the outlets are blocked, or the membrane has deflected under weight over time. Standing water accelerates surface degradation and pushes into any existing crack or blister.
  • Blisters and bubbles in felt or membrane. These form when moisture becomes trapped between layers during installation, or when an ageing felt dries out and loses adhesion. Blisters are a sign that the roof's integrity is already compromised. A blister that bursts leaves an open wound in the waterproof layer.
  • Cracks or splits along seams and upstands. The junction between the flat roof surface and any vertical surface (a parapet wall, a plant room, a roof light kerb) is called an upstand. This is where movement tends to concentrate. Felt and single-ply membranes expand and contract with temperature, and the seam at an upstand is where a split usually starts.
  • Staining on internal ceilings or walls. A yellow or brown tide mark on a ceiling is water. The entry point is almost always some distance from the stain, because water travels along structural members before dropping. Do not assume the leak is directly above the mark.
  • Deteriorating edge flashings and trims. Lead, aluminium, and code-pressed metal flashings seal the perimeter of commercial roofs. When they lift, corrode, or pull away from the wall, water runs straight behind them and into the structure below. Flashing failure is responsible for a significant proportion of commercial roof leaks.
  • Blocked or slow-draining outlets. Commercial flat roofs rely on gravity drainage. Outlets blocked with debris, moss, or collapsed pipework back water up across the roof surface. In winter, that water freezes and expands inside any crack or lap, accelerating damage.
  • Visible moss or vegetation growth. Moss retains moisture against the roof surface. Over time it breaks down the surface of felt and opens fine cracks. On a commercial roof with large areas, moss adds weight and blocks water movement towards outlets.
  • Sagging or soft areas underfoot. If your maintenance team walks a flat roof and notices soft or spongy sections, the insulation or decking below the membrane has absorbed water. Wet insulation loses most of its thermal value and will not dry out unless the roof covering is removed. A soft deck that continues to hold water eventually rots or corrodes, depending on the deck type.

What Causes These Problems

Understanding the cause matters as much as recognising the symptom, because a repair that does not address the root cause will fail again. The most common causes of commercial roof deterioration fall into a handful of categories.

Age and End-of-Life Degradation

Torch-on felt systems typically perform well for 15-20 years under normal maintenance. Built-up felt (three-layer cold-applied systems) may start to show serious surface cracking before that. Single-ply membranes, correctly installed and detailed, can last considerably longer, but no membrane is indefinite. Once a flat roof covering has reached the end of its serviceable life, repair becomes progressively less economical. Patching a roof that has widespread age-related cracking is a short-term fix on a large-scale problem.

Poor Original Installation

A flat roof that was not installed with adequate falls towards the outlets will pond water from day one. Falls on a commercial flat roof should typically be no less than 1:80 (approximately 12mm per metre). Many older commercial roofs were built at lesser gradients, and some have deflected further over time under the weight of plant, water, or foot traffic. Falls cannot be corrected by a surface overlay alone; the deck or insulation layer usually needs to be re-profiled.

Laps that were not properly bonded, upstands that were left too short, and outlets that were not properly integrated into the membrane are all installation failures that cause leaks long before the material itself has aged out.

Movement and Thermal Stress

Large commercial roofs move. Steel-framed industrial units flex under wind load. Concrete decks expand in summer and contract in winter. A membrane that is not designed to accommodate that movement will crack at fixed points, typically at edges, penetrations, and seams. This is why material choice matters: some systems tolerate movement better than others, and installation details at penetrations and upstands need to be done carefully regardless of which system is used.

Maintenance Neglect

Commercial flat roofs are out of sight and easy to forget. A roof that is checked annually, outlets cleared, surface inspected, and minor blisters dressed tends to last significantly longer than one that receives no attention until a leak appears inside. A simple inspection programme costs very little relative to the cost of a full replacement or an insurance claim from water damage to stock and equipment below.

Penetrations and Rooftop Plant

Air conditioning units, extraction fans, rooflights, and pipe penetrations all break the waterproof membrane. Each one is a potential leak point if the detailing is not maintained. When new plant is added to an existing roof, the penetration detail needs to be properly integrated rather than sealed with a bead of mastic, which will harden and crack within a few years.

What to Do If You Spot a Warning Sign

If you have noticed any of the signs listed above, the first step is a proper inspection from roof level, not just a look from the car park. A good roofer will walk the surface, check outlets and upstands, probe any soft areas, and look at the internal evidence of water ingress before recommending any work. Be cautious of any contractor who quotes for a full replacement without going on the roof first, or who patches from the ground with a long pole and a bucket of sealant.

Ask for a written description of what was found and what is being proposed. A clear scope of works protects you if there is ever a dispute about what was agreed, and it lets you compare quotations properly.

What Commercial Roof Work Typically Costs

Flat roof replacement on a commercial property in the UK typically costs between £50 and £120 per square metre, depending on the system specified, the deck condition, access requirements, and whether existing coverings need to be stripped. A standard felt overlay on a sound deck sits at the lower end; a fully stripped and re-decked single-ply installation with upgraded insulation sits toward the upper end. Large areas tend to reduce the per-square-metre cost. These are broad typical ranges and a proper survey is needed before any figure can be confirmed for a specific property.

Repairs, rather than replacement, are priced differently. A localised repair to seal a failed upstand or dress a blister might cost a few hundred pounds. Widespread patching of an end-of-life roof quickly becomes false economy, and most experienced roofers will say so plainly.
