A blocked or cracked valley can cause as much damage as a missing tile on the main slope.
Felt on a garage roof is exposed to exactly the same weather as the main roof but tends to get inspected far less often. The failure points are the same as any felt flat roof: edges, upstands around walls, and anywhere a nail or screw penetrates the felt surface. Lead is malleable and long-lived but not permanent. When lead fails, it is worth replacing it correctly rather than applying sealant over the joint. Sealants over lead are a temporary measure that delays proper repair and can make the eventual lead replacement more difficult.
A redundant chimney that has had the flue sealed at fireplace level but not capped at pot level will fill with rainwater, which then finds its way through the flaunching or the brickwork into the stack and down into the room below.
